A small-format kitchen corner inside a managed venue: shared waiter service, cleaning, security, waste, payments and venue marketing are on KORA. Your team runs one focused kitchen.
Monkey Forest Road.
- On Ubud's main pedestrian corridor — the one-way street linking the Sacred Monkey Forest Sanctuary with the town centre.
- Adjacent to the Sacred Monkey Forest Sanctuary; walking distance from Ubud Market and dozens of hotels and villas.
- Adjacent to the municipal parking in central Ubud — a structural advantage in a town where parking is scarce.
- A 90-metre Instagram alley runs through the site — a visual entrance built for organic social content.
- Ubud draws 3M+ visitors a year with 3–4 average nights (BPS Gianyar 2024 / BPS hotel data).
Footfall for the venue itself is a projection, not a measurement — see slide 9 for the assumptions we use and how we disclaim them.

Ground floor: kitchen corners around shared seating, Wine Bar and the 90 m alley. Second floor: ORA Lounge — all beverages, events, live music — plus the 80 m² air-conditioned Kids Area.

Confirmed cuisine directions include Indonesian, seafood, Italian pizza and pasta, all-day breakfast, healthy food and bakery. Open categories today:

We bring people to KORA. You convert them.
- Venue-level marketing run and paid by KORA: Meta Ads, influencer partnerships, events and activations, the 90 m Instagram alley, shared Google Business profile.
- Marketing budget: $15K/month — IDR 240,000,000/month (planned). You don't pay for it.
- Opening Club: an early-access guest list collecting demand ahead of opening across visitor, family, events and partner segments.
- Events and activations (yoga, markets, workshops) are planned as traffic drivers once the venue operates.
- Your responsibility stays small: your own brand's social media. Venue marketing is on KORA.
Planned activities are commitments of intent, not guarantees of traffic. Nothing on this slide is a promise of revenue.

Not a fit: beverage-led concepts (units are food-only — beverages run through ORA Lounge and the Main Bar), slow-ticket formats, and concepts needing more than ~23 m². Franchises are considered case-by-case. We select for quality and fit, not first-come.
From application to opening — six steps.
- Apply online — about 15 minutes (korafoodhall.com/for-tenants).
- We review within 48–72 hours.
- LOI + $1,000 reservation fee — your unit and category held for 7 days.
- Lease signed within 7 days.
- Fit-out — windows open from August 2026.
- Test Delivery from 1 September 2026 (rent-free) → Soft Opening 1 November → Grand Opening 1 December 2026.
