INVESTORS & STRATEGIC PARTNERS
A multi-revenue hospitality platform in central Ubud.
KORA Food Hall is 1,800 m² of culinary and social space on Jl. Monkey Forest — Ubud's primary dining corridor. 12 kitchens. Wine Bar. ORA Lounge. Events. Opening December 2026.
Built as more than a venue.
KORA is designed from the ground up as a multi-revenue hospitality platform — not a single restaurant, not a food court. Every element of the operation generates independent and complementary revenue.
Multiple revenue streams
Kitchen licensing fees, bar revenue, event space hire, delivery operations, ORA Lounge — each layer contributes independently.
Prime Ubud real estate
Jl. Monkey Forest is Ubud's main dining and tourism corridor, connecting Monkey Forest with central Ubud and walked by a high daily volume of visitors.
Tenant platform, not just a space
KORA handles infrastructure — operations, marketing, digital ordering — so kitchen tenants focus on their food.
Positioned for recovery growth
Bali tourism has recovered strongly post-pandemic. Social dining formats are among the fastest-growing segments in the Bali market.
Why Ubud. Why this address.
Jl. Monkey Forest 15 is at the intersection of Ubud's two primary traffic flows: cultural tourists and the growing long-stay expat and digital nomad community. No comparable multi-concept dining destination exists on this corridor.
Multiple revenue layers, one shared destination.
KORA's business model stacks independent revenue sources — reducing concentration risk while sharing the fixed cost of location, brand, and infrastructure.
Kitchen licensing
12 independent kitchen concepts pay a fixed licensing fee to operate under the KORA platform. KORA provides the space, infrastructure, and digital ordering.
Wine Bar
KORA-operated bar serving wine, cocktails, and non-alcoholic beverages to the full venue audience.
ORA Lounge
Premium upper-level lounge with its own positioning, programming, and pricing — accessible via KORA's guest flow.
Private events
Venue hire for corporate, social, and cultural events. Ubud's underserved premium event market.
Delivery & takeaway
Test Delivery Launch (from 1 September 2026) connects KORA to Ubud's digital ordering infrastructure ahead of physical opening.
A platform for selected kitchen tenants.
KORA is actively selecting kitchen partners — independent chefs, established F&B tenants, and concept-stage brands — who share the venue's positioning. The leasing model provides tenants with infrastructure, marketing, and a ready audience.

KORA's opening strategy includes parallel delivery operations from day one — generating revenue and building brand recognition while the physical venue builds its audience. Selected kitchen partners are integrated into KORA's delivery platform.
